THE OPPORTUNITY

The lodging industry today is focused heavily on cost and while many established properties are making basic improvements to be “green” and reduce costs by washing fewer linens and replacing incandescent light bulbs, the vast majority can only trim at the edges for a very simple reason – their existing infrastructure, their existing buildings, are limited on their potential maximum efficiency.

Greenleaf is developing an entirely new concept, questioning the very fundamentals of hotel and hotel design, to develop hotels which not only are energy and operationally efficient, but provide efficiency opportunities beyond that of any incumbent hotel. Our hotels are not only efficient but will be far more efficient than any existing property could be, providing an entrenched and enduring advantage in competitiveness and operating cost over decades. Our goal, in essence, is to render every incumbent hotel property obsolete over time, energy traps from which it is virtually impossible to escape.

The development from the ground up of an entirely new hotel concept also allows us to challenge the entrenched conventions within the lodging industry, redevelop concepts and design criteria in ways impossible with established chains, and create a guest experience with simultaneously differentiates our properties from all others while allowing for a degree of design freedom unavailable to established chain developers. We believe that that risks inherent in the development of a new brand concept are far outweighed by the unlimited potential to reconsider, redevelop, and redesign the very hotel experience – and in doing so create a truly unique Greenleaf Experience for our guests.

The Greenleaf Experience does not end with energy efficiency and carries over into the guest experience. Greenleaf hotels complements the infrastructure by exemplifying the guest experience, providing a breakfast featuring healthy and organic options with an emphasis on local flair.

In addition, our properties provide experience assistance to ensure each guest enjoys the locale to the full. We offer morning and afternoon yoga sessions in our specially built in house studios, provide recommendations and suggestions on activities in the region, and make travel easy for the outdoorsman, with indoor secured bicycle storage, electric car charging stations, and in appropriate locations, energy generating solar roofs over outdoor parking areas.

The application of innovative design and engineering allows for significant reduction in energy use – one of the largest line item expenses in lodging operations.

Our hotels and designed and constructed to greatly exceed current building code efficiency requirements, substantially reducing energy use and environmental impact on our local markets. We employ innovative design techniques and products in our properties, complemented by operational approaches focused on reducing waste. A guest at our hotels will enjoy all the benefits of a traditional hotel but rest easier knowing their impact to the local community is substantially less than a traditional hotel – while the contribution is far greater.

The design of highly efficient buildings requires a unique combination of innovative design and building products. However, innovative design and products alone are insufficient in the absence of fully integrated design between building disciplines. We focus heavily on the integrated nature of design in our hotels to ensure maximum efficiency, incorporating elements of passive design, on site renewable energy, and extremely efficient systems with fundamental architecture to create a complete design solution.
